WHAT MAKES THE LAWSON ESTATE DIFFERENT & UNIQUE?

For the most part, new home builders build their dream homes from a pre-designed or architecturally rearranged set of plans, devoting time and attention primarily on superficial and cosmetic principles and changes, while leaving the actual building of their house to someone they hardly know-someone who makes the actual decisions concerning the material for their house-basic most important aspect of building- accepting available lumber and material as delivered from the local building supply. Building someone's dream home using the same material, method and standard of construction used to build big houses, small houses, barns, garages, etc.

Statistics reveal homes are rarely built where the owner would prefer for it to be. Most all owner-built homes are built on the most desirable available site. Chosen and subdivided by a developer whom once this project is complete will choose other sites for someone else's dream home. Finding the correct spot to build is essential. This is where the house will be forever-a small cottage where one is content is better than a mansion in an undesirable location. With patience and proper planning, a happy medium can generally be had.

The excitement and joy of moving into one's dream home should last forever, with the contentment of enjoying the completed project, but too often ends with the evidence of construction and material flaws. There is no excitement or joy in time consuming repairs and expenses. A home should be built to last and enjoy for generations or at least a lifetime. The average citizen is not a architect, carpenter, & etc., and simply does not possess the knowledge or time required to build or to choose that exact building site. The contractor's objective is to turn a nice profit, often using inferior material and low skilled labor—this can make for a disastrous situation. (Don't place the blame entirely upon the contractor). It is not always possible for those who wish to build an estate type home to do so because of job, family, or they're simply not in for the challenge. "You must desire the challenge, love the effort, and be somewhat of a perfectionist" as quoted to Mr. Lawson by-architect and consultant, Jim Anderson.

LANDSCAPE

(The Beginning)

  • site professionally core drilled and monitored to evaluate soil stability, compaction and drainage
  • selected top soil - 24" plus deep

  • automatic sprinkling system plus leaky pipe irrigation system spaced on four foot centers no overhead wires on landscape
  • all retaining walls of reinforced concrete, minimum width of eight inches retaining walls plus house foundation has 4" drain pipe placed at bottom of footer then graveled to 1/2 height of wall and compacted. Drains are attached to one of the main drains
  • all concrete poured 12 inches below maximum code requirements for freezing
  • all concrete walls including gate wall are natural rock faced. All free standing walls are capped with 4" thick cut sandstone, wide enough to cover concrete and rock facing therefore preventing water seepage into rock; eliminating freezing and exposure damage -useful and decorative
  • all rock is natural native rock used consistent throughout estate (inside and outside). Hundreds of tons of rock were purchased and less that 1/3 was used—most discarded because it did not meet the quality of standard demanded. All paved surfaces have a minimum of 12 inches of porous, compacted subsurface
  • all paved stone walkways laid on compacted sand; laid separate not mortared — therefore not effected by freezing allowing any damaged paver to be readily replaced
  • driveway and walkways have concrete curbs
  • driveway constructed of 18" compacted porous subsurface finished with 4" of asphalt-asphalt as opposed to concrete. Concrete stains and is permanent. If it breaks or cracks it is permanent. Asphalt can be repaired and re-coated every year to look like new
  • Because of its large surface area, the entire driveway is engineered on a sloping design to self clean itself when it rains (or hosing down), a concrete and stainless steel grated cross drain was constructed near the exit area of the driveway to prevent water and silt from running onto highway. Two 8" steel drains were attached to each side of the cross drain and connected to the main drain at entrance, therefore discharging water and silt into the highway drainage ditch.
  • entire driveway on gradual slope (self-cleaning when it rains). Exception being adjacent to the house where it is level for two car length spacing—safety and less strain on parked vehicles.
  • surfaced walkway/pathways widths comply or exceed design code recommendations

    • redwood (one of the most durable woods in the world) select cuts and grade 100% knot free with 98% single length siding (few splices), decks, steps, etc.- phenomenal

      • brackets - custom built aluminum or baked on epoxy to steel
      • nails - zinc dipped & aluminum
      • bolts & screws - stainless
    • rubber roof
    • copper guttering, flashing and down spouts
    • concrete - (not cinder blocks)
    • water service pipe 3/4 inch copper - buried 3', encased in sand
  • no exterior wood, post, etc. sit directly on ground —either on walled concrete footers or separately designed concrete footers
  • all outside steps are of redwood; exclusive design of 2" x 4" sat on edges. Solid lengths (no splicing) hung on aluminum brackets, sitting on concrete foundation and footers, aluminum spacers with stainless steel bolts (lifetime construction)
  • outside spiral stairway - solid cast aluminum (lifetime guarantee) - barring any accidental damage will last indefinitely— architecturally compatible
  • all outside buildings & activity areas have their own self controlled electric breaker box
  • junction boxes with conduit for electric, water, gas, etc., placed in all isolated landscape area, making it possible for future installation of utility service, water & etc., without major overhauling of landscapes - otherwise conduit and wires would have to be laid on ground or placed overhead, destroying any good landscape scheme
  • highly compacted wide gravel road accesses to 2nd bench, large flat area directly above house site area. Bench is approximately 3 acres and is on incline pitched 5' toward mountain and 15" lengthwise-east to west-preventative measure to eliminate any possible water or soil erosion onto lower bench where house sits .
  • slope between house and 2nd bench is amended with 6" - 12" of topsoil; sown in fescue grass and wildflowers, planted with white and ponderosa pine trees
  • main utility service - 20" diameter pipe extends under highway into concrete manholes on each side of county road—carries service cables, water, sewage lines, TV/telephone, and any future need, - avoiding overhead wiring, etc. - You can't have a decent landscape by continuing to disturb it. Regardless, it would not be 1st class with unsightly overhead wires, exposed conduit, & etc.

The Lawson Estate is designed to be a permanent, enhancing and beautiful landscape, to please the owner that wishes a permanent landscaping scheme, or for the green thumb enthusiast it can become a project of continuous fascination. There are numerous things that can be done with the landscape to make it an absolute showplace, with minimal effort and cost (I like it in its present state). Soil, water, conduit, etc., are in place for additional vibrant flower beds, exotic shrubbery, and specially accent lighting. It presents an exciting challenge.

The estate lays in a triangular shape (shown below) consisting of approximately 17 acres, encompassing the entire surface face of a mountain—allowing for privacy-no possibility of encroachment by other builders, etc. No one owns any property that would shed water over the estate property. Two sides of the mountain triangle, start at the top of the point (approximately 2,000 ft) then running down natural ridges and connects to the county road.

There is a 30' high cliff extending completely across the triangular (from ridge to ridge), separating the natural woodland from the lower developed areas. Mr. Lawson is an avid runner and uses the estate's paved areas as a private jogging track. From the greenhouse walkway to the entrance gate with its natural incline plus the up and down of the various steps, makes for a vigorous workout, equaling approximately three miles with ten laps. He occasionally walks up the mountain, climbing to a higher plateau. This is an excellent workout or a pleasant hike through the woods while observing nature.

There is something here for the most finicky enthusiast.

You should never get bored with all the activity areas and possibilities—may never want to go away on vacation.

The landscaping and outside entertainment and activities area are consistent with the rigid standards of the Lawson estate.

OUTSIDE ENTERTAINMENT COMPLEX

Architecturally designed to function as an overall working unit providing one of the grandest outdoor entertainment areas seen in a resident estate. It is an excellent place for family, an ideal venue for business and charitable entertaining on a grand scale.

The estate has plenty of parking space and the entertainment complex can be accessed without actual entrance through the house itself.

Cookout area. No estate would be complete without a convenient outside area in which to entertain. Special emphasis was devoted to designing a place that would include all the workings of a regular kitchen as well as those amenities unique to outside cooking. A place for grilling hot dogs and hamburgers, or preparing the family meals to lavish cooking of steaks, home baked breads, & etc., for evening entertaining to having a fish fry or just a place to sit around and relax. The Lawsons have entertained 200 people plus on different occasions, during the day as well as evening and night. It is only steps to the house main kitchen and is accessible from the driveway parking area-comfortable, safe and easy to clean.

The roof of the outside complex shelter is of solid piece stainless steel corrugated beams supported by two large "I" beams which in turn are supported by four 6" tubular steel upright posts at each corner. - The intensity of the sun's rays reflecting off the stainless steel roof creates a draft that adds to the comfort of the shade underneath the shelter. By designing and constructing support posts at the two entrance corners allows for an unobstructed access to the shelter. The floor is of concrete with a built-in drain and grease trap located in front of the grill area. The counter top is constructed of 4" reinforced concrete finished with tile. Retaining wall is reinforced concrete finished with natural rock. It has its own separate power breaker box with numerous lights (bug lights included) and receptacles as well as telephone jack. For safety purposes no electricity extends lower than any of the receptacle boxes which are 5' from the ground floor. The many cooking and kitchen amenities and conveniences include:

  • portable stainless steel double compartment fish fry with its separate grease trap discharge (has cooked fish for 200 guests)
  • Dutch oven - insulated by one ton of sand
  • Separate space for built-in conventional oven; storage area
  • built-in stainless steel gas grill, barbecue and cook tops—best custom built stainless steel gas grill in the country. 24" x 42" adjustable height, four cast iron burners, completely disassembled in minutes for cleaning, adjusting, or repairs. Holds 44 large rib eye steaks, 400 wieners, or 200 drumsticks
  • gas refrigerator
  • sink; hot and cold water with freeze proof water supply and trap.
  • no electrical outlets lower than 5'. the entire area can be hosed-down for cleaning.
  • the spacious area in front of the cookout can accommodate numerous tables
  • It is simple to clean and easy to maintain—The construction and material used will be trouble free, (durable with little or no maintenance for a lifetime).

Tennis Court From the serious tennis enthusiast to the casual player or beginner, they will appreciate this regulation size tennis court. Professionally designed and built for hassle-free playing and little to no maintenance and upkeep.

  • subsurface is compacted of porous dense grade material - re-compacted after 4 years settlement then finished in two separate applications of asphalt surface. The final surface consisting of a finer particle material-3" hard surfacing

  • 3 gates, one double wide that exits to a service road large enough to accommodate a truck

Pool The approximately 40,000 gallon Gunite (specially constructed concrete virtually eliminates shrinkage and cracking) pool with its wet bar and fire pit is the hub of a host of outside summer fun and special events, centralizing the tennis court, outside cookout area and house. Though architecturally separate from the other areas by a series of steps it adheres very smoothly with the cookout area, making for an area that can easily accommodate two hundred plus guests. From pool parties to informal get-togethers to elegant evenings of entertaining friends and business associates, it is the perfect setting.

The pool functions with a very minimal amount of attention and maintenance, equipped with a 200,000 BTU gas heater (gas is free), sand filtration system, automatic chlorinator, automatic water leveler and pre-constructed attachments for use of water pressurized cleaning apparatus ("pool sweep"). Once pool is opened at beginning of season, simply add chlorine once or twice each week and backwash sand filter-That is all. Requires less than one hour per week. The pool sweep keeps pool clean; eliminates brushing and vacuuming, although built-in vacuum system is installed.

The surrounding pool and wet bar deck consists of individual poured concrete sections artistic durable and functionally designed. They are of 6'' thick reinforced concrete surfaced with a special surfacing known as "cool -deck". "Cool deck" remains comfortable to the touch even in 100 degree sunshine weather.

Wet Bar Conveniently located between the pool and tennis court, it is a gathering place for those enjoying the pool or playing tennis. Its overhead lattice provides shade along with the adjoining trees. The bar can serve a large number of guests. In conjunction with the cook out serving area it makes for the ideal outside entertainment get-together place.

Outside Bath The bath which is part of the building that includes wet bar and pool supply. It is a large full size bath accommodating the needs of those enjoying the outside activities —showering, changing clothes, as a powder room, etc. Designed for ease of cleaning and maintenance, shower is part of concrete wall and floor (drain in floor)-hot water heater sits upon raised concrete pad. It has metal entrance door-the entire room can be hosed down.

Fire Pit very thoughtfully designed. Approximately 36" wide and deep. It is completely lined with fire brick. Located between the wet bar and pool, it is designed for multi purpose use. It is gas supplied with two separate gas lines entering from the bottom of the pit. The Gas controls are located (for safety) near the wet-bar. There is a drain in bottom of pit which is connected to the main waste drain. The fire pit can be used as a place in which to take the chill off while using the pool or from visiting the wet bar, or a great place to convene (hang around) and converse. It also is used to roast marshmallows, wieners, or do other cooking. Additional design is for a stainless steel dome cooktop, which will contain a grill in which to grill steaks, etc., or for smoke barbecue. Like all the other aspects of the Lawson estate, it is trouble free build from best of ideas and materials to last.

Greenhouse 22 x 52' Lord & Burnham glass greenhouse. Built of concrete foundation walls and walkway with redwood benches. It has its own circuit breaker and its own separate heating source (free gas). It is heated by circulating hot water with 4 zones separately controlled. It is cooled by two large water cooled chillers. This past winter it grew bushels of tomatoes as well as a variety of other vegetables and flowers. It also houses the numerous plants and hanging baskets that decorate the decks and patios each summer, as well as winters the Lawsons' citrus grove (A number of dwarf citrus trees (approximately 5' high) that bear bushels of regular size oranges, grapefruit, and tangerines). For someone who has a green thumb or aspires to having one, this may be where they will spend all their free time—especially in the winter. It has been one of the most enjoyable areas of the estate. The opposite end of the greenhouse from the main house and cook out area is the vegetable garden and potting shed,—conveniently located.

Potting Shed is also a tool shed and repair area with roll-up metal garage type doors. It has a concrete floor that is contiguous with the green house concrete walk way and the concrete service path that is connected to the paving stones of the cookout area. The back wall (4' high reinforced concrete) sitting against the hill is a continuation of the floor.

Garden Approximately 1/4 acre vegetable, fruit, and berry garden. Selected topsoil and further amended to cause it to be one of the most fertile quality, able to grow a variety of record book fruits and vegetables. Garden is accessible by a service road which is convenient for delivering of manure fertilizer, loading plows, tools, & etc.

Shrubbery and Trees Predetermined and purchased from reputable nurseries. Thousands of preselected shrubbery, plants, and trees. One of the largest and most elaborate landscape

schemes associated with a private home—nut, fruit, berry, as well as ornamental trees and shrubbery.

Private Garden Rear part of house site adjacent to hill. Enclosed by shrubbery and fence with gated access via paved stone walkway that provides private area for master bedroom/bath and study. Numerous enhancement possibilities.

Formal Lawn has a selected mixture of bluegrasses approximately 1/4 acre situated between entrance driveway and house. The circumference of the lawn is concrete curb accommodating a drainage system connected to the main drain. It is watered by an automatic sprinkling system. Actual contour of the lawn itself rises to 8 inches high in the center therefore shedding water readily. Outer area surrounding the lawn is higher in elevation, rising as much as 6 feet in some areas—the lawn itself actually sits in a crater, prevented from flooding by the accommodating drainage system.

Informal Lawn, Ball field, large recreation and gathering area large informal lawn to the right of driveway entrance also has its own access, at the extreme end of the property. This less than two acre area is designed and constructed to remain dry. It is on a gradual slope (from the driveway and mountain) toward the county road ditch. There is also a large ditch at base of mountain to carry water shed from mountain area. It is bounded by numerous selected nut and fruit trees along the back portion adjoining the hillside. It has an installed commercial swing and gym set. This informal lawn is used to ride bikes, play ball, large family reunions, & etc. For future considerations it could be a pasture, a place for horses (pets), barn, office building (has private entrance), servants quarters, or a pond with fish, ducks and shade trees and for the golfing enthusiast, a putting green, sand trap, & etc. There are many possibilities but it presently works great with the other outside amenities; as a place for activities requiring more space.

Gate, Fence - Security Two impressive columned walls sit opposite one another at the main entrance to the estate. Built of solid concrete on reinforced concrete foundations extending over 36" below the ground surface. They are faced with natural rock and capped with 4" cut sandstone. The walls conceal two six feet high custom built decorative security gates. As the gates close they cantilever the driveway joining together at the center of driveway.

  • gate is custom built of solid 1" iron pickets, 8" flat tubular steel with anti-hitchhikers devices.
  • hung on 4" steel post anchored four feet in concrete.
  • operated by separate control and gear boxes anchored to concrete pads at end of each gate
  • located out of sight behind entrance columns and concealed by shrubbery from the inside view
  • designed to be a security entrance (all mechanisms in place).
  • visitors outside the closed gate would summons the house by speaking into an intercom located on the left side of driveway.
  • gate is remotely controlled from different locations within the house and outside entertainment complex. It would open automatically to exiting traffic. It could also be opened by inserting a key into the intercom control box
  • remote surveillance camera can be installed in conjunction with the intercom. The gate's pickets are designed to be compatible with a 1" x 6' high aluminum tubular fence designed to encircle the front of the estate. A 6 foot high chain link security fence will connect to each end of the tubular aluminum fence and continue up the mountain tying into the 30 foot high cliff—making the estate a fortress—impervious to dogs and larger animals. An electric eye or remote camera can be placed on each corner (conduit is in place). The estimated cost of the fence is $25,000.00.

To say; mechanically remote controlled entrance gate system built to conform with a 6 foot high decorative security fence to encompass front of estate attaching to a 6 foot high chain link security fence on each side portion of estate finally tying into thirty foot high cliff that cuts across back of estate for the making of a totally secured enclosure..

The "outside" portion of the Lawson estate is a fantastic creation of real-estate.

 

THE HOUSE

What constitutes a well built house? How can the highest degree of excellence be achieved in building a home? It requires more than optimism. A well built house requires commitment form the person who envisioned and desired such a place. It requires knowledge/total familiarity with every phase of the project, research, plans, preparation and adherence to a high set of standards. Once the correct site is acquired, plans are finalized, the best and most endurable material is sought-then the right people are assembled to help implement the plan. Highly skilled people, paid proper wages affording them the freedom to do their very best.

With the above formula and a continuity of satisfaction in the daily accomplishments of those involved, a masterpiece will emerge—something that will last for generations.

The Lawson estate was built as described herein by a group of people who enjoyed what they did. People who got a great amount of satisfaction from what they accomplished.

So was the Lawson Estate built:

  • The correct site was chosen
  • Private site, in that adjoining property owners cannot build as to obstruct or disturb present privacy
  • Greatest exposure to winter sunlight
  • Property was prepared for building:
  • contours were established—let settle for seven years (monitored; core drilled)
  • drainage system installed (pipes, culverts, etc.)
  • service conduit installed
  • septic lines installed
  • all surface disturbances compacted
  • finally, surface reinvestigated and monitored
  • Proper foundation for the house was constructed; earthquake specifications
    • subgrade prepared
    • concrete joined by tongue & groove plus rebars
    • bearing walls 10" thick concrete - water proofed and insulated
    • entire bottom floor is concrete - floor, partition walls & foundation
    • bottom floor subgrade of porous compacted material with vapor barrier
    • bearing wall is protected against water buildup by installing a 6" drainage culvert around outside of foundation and attaching to main drain, then covered with various grades of porous material (drain installed below level of inside floor).
  • With a properly engineered and constructed foundation in place the three level house was ready to be built.
  • Excluding the window areas, bathroom and darkroom partitions, the entire bottom floor is concrete.
  • Only select wood was chosen with any inferior wood or material being rejected, (some entire shipments were rejected).
  • Floor joists are computer stress-tested-plus reinforced on the job to assure additional strength. Trusses custom designed for each particular floor (trusses as opposed to solid wood floor joists). Some portions of floor trusses are 30" plus thick.
  • Separate from the framework of wood trusses and studding is an integrated structure of steel I-beams and support posts-for added strength" (steel network bolted together affording flexible strength).
  • The house is framed with 2" x 6"s (select quality) set on 16" centers with solid stances of 2" x 6"s between windows and doors where space was less than 16".
  • Headers constructed of three 2" x 12"s with two pieces of 1/2" plywood sandwiched alternately between the three 2" xl2"s.
  • The exterior walls are sheeted with marine plywood and painted with exterior latex paint.
  • Individual rooms were framed with 2" x 4"s on 16" centers.
  • Siding is 6" wide tongue & groove redwood; - of the highest select grade of Oregon redwood. Siding was purchased in 20' lengths and protected from shipping damage by wrapping and sealing six pieces per bundle - totally free of knots, sapwood or cracks.
  • Prior to installing siding test pieces were installed (remaining for entire year) to determine the effects of the weather on the various paints, stains and other finishes
  • Once the correct finish was selected the siding was cut and treated (and kept stored until time of installation). (98% of the siding is single length.) A large adjacent building was used for painting, treating & storing lumber, therefore leaving no lumber outside in the elements until it was securely installed in its designed place.
  • Sheetrock is 5/8"
  • All sub flooring is of diagonally run sheeting capped with 1/2" x 4' x 8' plywood.
  • The roof is rubber.
  • All windows and doors were manufactured by Pel la. Many of them were specially designed.
  • Highest quality plus uniformity of conduit, piping, and wiring
  • Design and planning the route of all wires, conduit, piping to its most advantageous use and location, avoiding cutting & weakening wall or floor supports
  • Electrical service and design consistent of main electrical service (located in utility room) with numerous other service control areas located in house and throughout outside landscape areas—rivals most multi-room motels.

Windows and Doors The various array of windows, glass doors and skylights is an architectural design achievement in their ability to dazzle or subdue a room with natural light, bringing openness and airiness throughout the house.

All windows, skylights and doors are made by Pella with double pane tempered glass.

Pella and Lawson estate architects worked together to custom design and enhance portions of the windows and doors, adding to the openness, serviceability and security of the Lawson house. Where appropriate the windows have bronze solar panes which help to soften the intense rays of the sun and to add privacy (work as a two-way mirror). The inside panes are removable. Between the two panes is a removable mini-blind with controls located outside the frame. The windows roll out for convenience and ease of cleaning. A roll-up hideaway screen is built into the top of the window. All sliding doors have a retractable screen door. Both doors and windows are designed with the most versatile and effective security latching method available. Decorative and durable, they are the Cadillac of windows.

Chimney The chimney, being constructed faster than the house framing itself, arose as a massive structure approximately 40' in height and weighing in excess of 100 tons. It was constructed by one of the best chimney builders and stone masons in the country. Built of native rock with two separate flues, built in fresh air ducts and two (1st and 2nd floors) huge 48" openings to both side fireplaces, makes it ideal for burning wood. Ashes fall through a chute and are removed from a special bin on the first floor. Fireplaces are equipped with air tight damper. The natural gas service, with controls conveniently located in the chimney hearth, can be used for gas logs or as a starter for wood logs, & etc. Built independently of the house and self supporting it is designed as an integral part of the overall flow and function of the interior; it functions superbly.

Interior Design If the interior design of the Lawson house was not unique it would be out of harmony with the overall meticulous design of the Lawson Estate. It is a stunning array of open spaces, lofty ceilings, walls of natural rock and glass, spacious rooms and grand stairways, knitted together in a working order that allows for individual privacy while maintaining the cohesiveness of a family dwelling.

  • Great room/dining and kitchen areas where all roads lead
  • Third floor guest bedrooms with their private outside balconies, and lounge/living room area
  • house master's private living and entertaining area—consists of formal living and dining area, master bedroom/bath, study/library, music room and outside private garden (main or 2nd floor).

Generally speaking the basic house designs consists of essential rooms (bedrooms, kitchen, living room & bath) with limited possibilities of arrangement. Most architects will located rooms at certain places where they "are convenient", "work better" or "this is where they have to go". The owner (unless he has done his homework, knows very little about building their dream home) will make unsound decisions and occasionally interject the idea of, "I like it on this side" or, "I want it here" and once the house is built there is something about it that just doesn't flow or function right. The underlying problem is proper planning and design, with time being a factor.

The Lawson house did not originate from a basic set of plans. But from certain ideas, desires and requirements a set of plans were created. To have accomplished certain ideas and requirements the floor space would have to be designed of various and different dimension; an odd angle may have to be had or an extra room added. The final design could be had within three floors—any more than three floors would have been impossible to have congealed the rooms into a functional home.—The same would be true if the entire house was only one floor, the rooms would have been too far apart and continuity of the home would have been lost. So, there has to be a correct coherence. Consider: the main floor of the Lawson house was designed to its maximum width and length to retain continuity. To accomplish the overall requirements other floors had to be designed and constructed in a way so as to cause the house to look and function with the togetherness and closeness of a single unit, bringing the desired rooms and areas together on multiple levels into its designed purpose-a functional home of unsurpassed livable and enjoyable

The creation of the Lawson design took place over a ten year period. It included the work and ideas of several architects, with numerous designs, redesign, building of scale models, with input from decorators, engineers, contractors and various specialty people. From the challenge presented to the architects a most unique and functional house emerged. It is a house with diverse and distinctive areas, but functions as a single unit. A place that caters to individual privacy of the housemaster, guests , children or adults. A place where adults could maintain an area of privacy; to sit, relax, work, entertain, & etc., without the direct intrusion of children, going and coming. A place as well where children could play and study, a separate place of their own domain, mainly the second floor bedroom/lounge/living room area, and a place for indoor recreation (first floor). Finally a grand place where all roads lead, where family, friends and guests can all come together-- the great-room/kitchen/dining area. This area flows as an extension to the outside entertainment area.

The interior structural design is such that it lends itself to a diversity of decor -with only change of paint and furniture.

The Lawsons had mixed opinions as to the type of decor. Mr. Lawson preferred the more natural tones while Mrs. Lawson preferred the very popular pastels (present decor).

With the openness of the main entrance living room area --accented by the natural rock chimney and floor to ceiling glass this area could become the most comfortable room in the house—a true homeowner's retreat.. The large windows allow the natural beauty of the landscape and mountains to enhance the rustic fireplace with its natural burning wood logs, large lounging leather sofas and area rugs-some of Mr. Lawson's thoughts. (He has permission to change the decor after a number of years—the present decor is somewhat different in the study/music room.)

The Lawson house radiates openness and airiness while maintaining privacy-children playing in the great room, parent catching a nap, student studying in the library or lost in the serenity of the mountains seen though the twenty foot paneled wall of glass. Not too large as to loose its continuity as a home, yet not chopped up to resemble a motel; making this a most unique home for family, guests, or entertaining. To go beyond this house in scope and size is to overindulge in excessiveness with the possibility of losing continuity-for the most part not functional and really add no additional comfort or convenience.

None are better built than the Lawson estate. It will last for generations, growing more gracious with age.

The size may not compare with some of the country's most outlandish estates, but in design, material and craftsmanship it will rival any, exceeding most. The Lawson house is elegant, tasteful, appropriate, yet simple and fitting. Where most large homes could cost a fortune to heat, cool, care for and maintain, the Lawson house can be lived in with no more expense than the average home-due to forethought, planning, workmanship and material.

Great Room It is the central gathering place for the house and outside activities. Located on the main floor, it is unquestionably the most used room in the house. Large and open, it is accessible from four directions. Architecturally and effectively designed to be convenient to all areas of the house, as well as the outside activity complex, it is attached openly to the kitchen, dining areas and kitchen bar; this is an exceptionally versatile area. Built to function as a highly trafficked and lived in area, its only freestanding furniture requirements is for sitting. One entire wall is a custom built storage and accessory unit. Masterfully built of solid wood and Malaysian Teak, it is described by the cabinet company president who built it as being the finest piece of cabinetry he had ever built. With its many doors, drawers and shelving, built-in wiring, etc., it is designed to accommodate the room's needs from TV, stereo, books, storage, & etc.

Massing over 1,000 feet of floor space, the great room is a room for large gatherings, children playing, watching TV, or just a nice place to sit and admire the beautiful outdoor scenery via the large walls of windows and glass doors.

Evening entertaining or daytime cookouts the great room adds another dimension to outside entertaining. The traffic flows smoothly form the outside entertainment areas via sliding glass doors at opposite ends of the room—virtually opening the room as part of the outside area.

Kitchen Gourmet kitchen - state of the art appliances - award winning design. Conveniently designed to service formal dining room, breakfast nook, kitchen bar, great room and accessible to the outside entertainment complex. It is separated from the formal dining room by a custom built hideaway bi-fold door allowing for private dining. The open-through breakfast bar acts as a partition between the great room and kitchen. State of the art appliances are built into the decor of the kitchen from its built in subzero freezer/refrigerator to its unique trash compactor.

It has multi lighting sources as well as multi exhaust system. A custom exhaust is designed into the wall surrounding the built in conventional and microwave oven—this serves to cool the ovens and to exhaust smoke and odors before they enter the room. Exhaust fans themselves are located outside for efficiency and quietness. Other appliances and amenities include Thermador grill cooktop with pop-up vent, triple bowl sink with garbage disposal, built-in dishwasher, built- in countertop blender, single bowl bar sink, solid synthetic counter tops, European design cabinetry. The bar sink and ice maker is serviced by the ten gallon distiller located in the first floor storage room.

Formal Dining Room The formal dining room is enhanced by a designer chandelier anchored in the ceiling by a purposely engineered steel I-beam. Open and airy, it is partially separated from the formal living room by the massive rock chimney. The room is open above having an inclining ceiling which extends over the third floor commons/living room area, eventually becoming part of the skylight some 30 feet above. With a log burning fireplace this is the perfect setting for an elegant evening of dining, whether with guest, business associates or a cozy romantic candlelight dining. The room can be made very private by the custom designed hideaway bi-fold door separating the dining area from the kitchen/serving area. All lighting (3 sources) is dimmer controlled, including the chandelier.

Master Bedroom /Bath A retreat area of opulence, privacy and serenity. Magnificently designed for comfort and quietness. Located on the main floor, it opens outward to a covered deck and private garden. The large 3/4 floor length windows and full length glass door allows the beauty of the garden to become part of the decor. The room is further enhanced by a series of skylights that illuminate the decor with sunshine or subtle moonlight. The bedroom/master bath decor is in keeping with the very clean line decor of the Lawson house, requiring no more furniture than bed, night stand and sofa. One entire wall of the bedroom consists of a uniquely built-in unit of drawers, mirror, lights and storage place conveniently wired for intercom, stereo speakers, TV and telephone. The bedroom is designed (pre-wired amenities & etc.) so the master bed has alternate rearrangement locations affording the most favorable position in relation to the outside garden skylights, built in wall unit & etc. In keeping with the retreat atmosphere of the Master bedroom/bath there is a secluded access door to the study/library and music room.

The master bed and bath is virtually soundproof unless opened to the private garden and its numerous songbirds. It is truly fitting for the master of this grand estate.

Guest Bathroom/Mud Room Located on the main or 2nd floor, it is a full size bath of exquisite decor accommodates guests with a full length mirror, cushioned accessory seat and a pedestal basin. In keeping with the detailed construction of the house, it has a solid lead-pan floor with drain, acrylic shower stall, built-in furniture, vent, multi lighting source with dimmers, individual auxiliary built in heater, Kolar water closet, and built in magazine rack. It also serves as a mud room, with a direct entrance from the garage as a place to change prior to entering the house itself via the main floor corridor.

Bedrooms Third floor family and guests: Rooms of serenity and quietness with large windows and glass doors that open onto private outside balconies. As with the other windows throughout the house, the mini blinds located between the panes of glass, when closed virtually eliminate any outside light.

All family and guest bedrooms open to, or entered, via a living room/lounge area. A private area for guests and occupants to gather and relax. This area is directly accessible from the main floor by the large open stairway descending to the foyer and front entrance. A more private entrance is had through the large three-story stairwell that extends to the main floor great room and on to the first floor. From the skylight above to the ceiling to floor windows below, it is open and airy with a balcony view. The location of the bedrooms and their numerous amenities is a superb design achievement of the house.
Consider:

  • All bedrooms exit to a living room/lounge/balcony area especially designed for the common use of all bedrooms.
  • The living room/lounge area itself can be privately entered via a stairwell that joins all three floors, therefore making it possible to enter the house from the first floor bar/recreation room or the great room. This makes for a convenient and unobtrusive entrance and exit from the lounge area and bedrooms, keeping the flow of traffic away from other family areas and function. There is another way which to enter the living room/lounge area and it is from the main entrance and grand stairway.
  • The ability to exit the bedrooms onto an outside balcony adds dimension and flexibility to a room that historically tends to be somewhat confining and claustrophobic. Considering most bedrooms are relatively small with few amenities.
  • Each bedroom has a large closet with two of the bedrooms having walk-in closets.
  • Bathrooms have built-in cabinet & storage units, with large wall mirror, huge shampoo basin, full size baths with tub/shower, bidet, automatic or manually controlled built-in heater and a/c vent. Bathroom is vented to outside, therefore eliminating undue moisture.
  • Exceptionally quiet, by means of offset studding and soundproofing.
  • Zoned heated and cooled with individual heating and cooling controls
  • Intercom/speaker music in each room.

Study/Library/Music Room/Control Room

Study /Library: Located in a less trafficked section of the house is a serene setting radiating with the warmth of cherry cabinetry and teak floors. Atmosphere is quiet and peaceful enhanced by the illuminated wall of glass extending two floors in height, engulfing the natural beauty of the private garden and mountain beyond. The garden exit is very handy and convenient as a private entrance for those that may be conducting business, etc., after hours via the study area. The study is also connected to the master bedroom through a special passage door.

Music Room/Control Room: A masterpiece of custom built spiral stairway is the only entrance to the second floor music and control room. It has the airiness and openness of a balcony, as one entire wall is part of the glass wall extending from the study/library below. Another wall consists of countertop to ceiling windows that can be fully opened, accommodating mini blinds and roll up screens. A superb place for study, office work, or listening to music. This room houses thousands of wires extending to various areas of the Estate to service master control operations of the entire estate, (future security, music, electricity, & etc.)

A preconceived ideal for a future addition of the house is to build a large observation and sun deck atop the entire three car garage area (adjacent to the music room/control room) with entrances from the music control room , as well as the second floor living room/lounge and bedroom area. It will add a unique dimension to the overall grandeur of the house. (To say-- the house was built to be lived in and enhanced by further owners and generations)

Recreation/Convention Room and Bar One large area occupying the majority of the first floor. Able to accommodate 30-40 people. An ideal place for meetings, entertaining, exercise room & etc. It has its own private patio adjoining the formal lawn,-ascend a flight of outside stairs and you are at the pool (outside recreation complex) Although the room is one continuous area the massive rock chimney with its open through fire place serves as a divider, giving the bar area a semiprivate atmosphere. This fully equipped bar also includes all the amenities of a kitchen; two burner cook top, cabinets, mini refrigerator, bar sink, large counter area and 20 gallon ice maker. The masculine structured bar with its solid synthetic counter tops, cherry cabinetry and mirrored wall can be subdued by dimmer controlled lighting and a cozy fire in the large 48" fireplace. The solid wood cabinetry has locking beverage doors, as well as glass door cabinet and wine glass rack backdrop. This area can be entered from other areas of the house via the large stairwell that leads to the main floor great room and third floor living room/lounge area. It is also accessible from the outside, via three doors opening to the paver-stone patio. The patio itself is accessible at one end by spiral stairs leading to the parking area and from the opposite end by a series of steps that lead to the pool, great room deck, outside recreation area. The room accommodates a regular size pool table which in addition to its special directed ceiling lights, is illuminated by a skylight some 40 feet above. The ceiling opening above the pool table extends up through the foyer encompassing the openness of the main floor stairway and second floor living room lounge area. While adhering to privacy, this gives the room an openness and cohesiveness with the rest of the house. An excellent place for indoor parties or recreation.

The ceiling itself (commonly referred to as "drop ceiling") is removable. The purpose is to have access to plumbing, wiring, conduiting, & etc., that serves the center floor (2nd/ main), as well as this floor, therefore affording access to both top of this floor and bottom of the middle (2nd /main) floor which is so often sealed with sheet rock ceilings, therefore isolating the ability to service the plumbing, electrical, and etc., resulting in expensive repairs when problems develop in this area.

Bearing and petitions walls of this floor are concrete with glass doors and windows. Two entire walls consist of full length vertical glass windows and doors. Three convenient doors exit onto the paver stone patio and adjacent forma! lawn.

There is also a full size bath located on this floor.

Utility/Furnace Room located on the first floor, it has concrete walls and floor. This room houses the gas boiler and pumps that provide the circulating water that heats the entire house. It is equipped with a fresh air duct which supplies air for the combustion of the gas fired boiler. It has two fifty gallon gas fired hot water heaters. Furnace and hot water heater sit on raised concrete pads—protection from water spillage clean up & etc. The six hundred amp electric service and its numerous breaker boxes are located within this room, so are the two main water sources for the house and Estate. The two water sources (city and well) can be interchanged with all controls located within this room. It also houses the telephone, TV control service and numerous conduit which exit to various points of potential use throughout the Estate, as well as across the street to Mr. Lawson's office, and etc. All conduit and services to this room are from underground sources. Its floor is epoxy painted, with a waste drain in center.

Laundry Room specifically designed to accommodate any and all laundry needs with large storage cabinets, plenty of counter space, rubber wire shelving, and etc. Located on the first floor adjacent to the mechanical room, its entire walls and floor is concrete. Its floor is epoxy painted and has a waste drain in center. The room was designed for ease of cleaning with large twin tub wash/ mop basin, counter and storage units located conveniently off the floor and attached to the walls. A laundry chute extending to all floors.

Storage Room located on the first floor adjacent to the furnace room, its walls and floors are concrete, epoxy painted and has a waste drain in center of floor. This is a room of numerous rubber wire coated shelving. It also houses the eleven gallon water distiller, freezer and is the entrance to the floor crawl space.

Crawl Space This well-lighted area is entered from the storage area. It houses the remainder of the A/C air handlers for the bottom two floors. While the attic serves the wiring and conduit of the second floor, the crawl space is access to wiring and piping to the main floor (2nd/center). In conjunction with the removable drop ceiling of the first floor, it gives access to both first floor and main floor wiring, piping and utility service.

Dark Room/Safe Room located also on the first floor, designed as a photographer's darkroom, it could be used for a diversity of choices. It is equipped with plumbing, multi light sources, vent, speakers, intercom, & etc. The floor is epoxy painted and has a waste drain in the center.

Attic Accessible by a pull down ladder, it is partially floored with ample storage room. It houses various components, such as the air handlers for the a/c, humidifiers, back-up heat, & etc., It is access to the attic ventilation fans (thermostatically controlled), lighting sources, electrical wiring, etc. Well lighted, with a control switch at entrance to the attic.

Three Car Garage heated - automatic door openers, it has numerous rubber coated wire racks and shelving with a separate storage tool room. There are two separate entrances into the house from the garage; enter the house by the main floor corridor, or if one needed to freshen up, change clothes, shower, or etc., enter directly into the guest bath/mud room-exiting the guest bath via the main floor corridor.

Main Entrance/Foyer/Formal Living Room The main entrance to the Lawson House is a double door with an ingenious designed cover (roof) equally convenient, as well as being architecturally correct. The cover (roof) serves a twofold purpose. It provides protection from the elements, while getting out one's keys to open the door , or while waiting to be let in. It also serves as a balcony for the second floor living room/lounge area. The balcony has a commanding view of most of the estate, formal and informal lawn area. It also allows those on the second floor to welcome visitors as they come up the drive, or as they walk towards the main entrance.

Upkeep

Utilities, Maintenance, Insurance and Taxes: With the almost indestructible qualities of the exterior building materials, such as reinforced concrete, stainless steel, aluminum, copper and redwood, and the adherence to top-of-the-line quality materials in conjunction with above-standard application and construction, therefore the maintenance and repairs will remain far below the average house of this size, for a lifetime and beyond. (the house has required minimal maintenance or repairs ) As described elsewhere, the pool, with its automatic chlorinator, automatic water leveler, permanent sand filter, and self-cleaning pool sweep, requires less than one hour of average time per week for maintenance. Once the lawns and shrubbery become dormant (about October), there is no hired labor involved in maintaining the estate grounds until the beginning of the growing season next Spring. After the usual Spring fertilizing, trimming of shrubbery, and typical cleaning up of grounds. There remains but one regular day of outside grounds maintenance per week, with proper tools. The entire lawns are mowed, curbs trimmed, walks and drives blown off in one day, each week, by one person. For the past five years, Mr. Moe Kimmel has done this job-minimum wage.

Excluding upgrade to new air conditioning units and pool heater, the average inside and outside maintenance repair has averaged less than $500.00 per year. [Newer upgraded models of the same brand of air conditioner units were installed because of their virtual maintenance-free quality, not available when the house was built. (These are gas fired air condition chiller units; known to have been in service for a lifetime). A larger (faster heating of pool was purpose) pool heater was purchased]. Water, garbage pickup, electricity, with gas being free (250,000 cubit feet of it), make up the utilities.

Available are copies of four months' utility bills, last year's tax bill and insurance information.

The Lawson Estate described herewith is for sale. The asking price is much less than the original building cost of more than 10 years ago and far less than the current estimated building cost. Price upon request.

CABINCT & WOODWORKING INC

We were chosen by the Lawson's to manufacture the custom cabinets for their new home. Their requirements were a welcomed challenge for our company.

One of the most interesting aspects was the teak entertainment units in the family room. We custom designed and built the units to accommodate their television and stereo equipment, along with the bookshelves and storage needs.

All the bathrooms have custom cabinets that were designed for maximum storage and use of space.

The biggest challenge was the on site fabrication of the teak curved handrail for the main stairway. On site fabrication was necessary due to the pitch and rise of the staircase.

We have been in the custom cabinetry business for 47 years now, and looking back can say that the Lawson Residence was one of those rare opportunities to be involved with from planning and design of every aspect through to the final end custom built installed product.

It was a real shock to learn that you were going to sell your home and move to Florida. I am very conscious of the love and energy that you have exerted in the development of the property and am disappointed that you will not be able to reap the rewards of living there as the landscape matures.

It was certainly a pleasure to work with you in the early years of this development. We utilize photographs from the property in our office brochure and are very proud of our efforts in the landscape development of this home.

We know you and your family have enjoyed the use of the outdoor spaces and the quality of landscape development that you elected to develop on the property. We are confident that the new owners will have similar enjoyment and pride in this beautiful home. My fondest wish is that you find someone to purchase the property who will appreciate your efforts in development of a truly outstanding residential property.

It has been some time since my last visit to your home. I would like very much to drop by on my next trip to Eastern Kentucky and take some photographs before you leave. The plant materials should have matured very nicely in the last few years and I am sure the evergreen trees provide a great deal of interest in the winter and certainly the Azaleas, Rhododendrons and other flowering shrubs must be spectacular in the spring. I would also love to get some photographs in the fall with the assortment of colors that you have from the more mature plants during this spectacular time of the year. Hopefully the new owners will extend an invitation to take some additional photographs in the fall.
